  • Why is it important to consult an architect?
    • A qualified architect spends around 7-8 years learning their craft through formal education and practical involvement in ongoing projects. Their extensive support goes well beyond providing just the floorplans of your building.
      While there are numerous personals claim to provide designing services, a qualified architect certified by SLIA (Sri Lanka Institute of Architects) and registered in ARB (Architect Registration Board) is the best choice to oversee your project.
  • How long does it take to design a building?
    • There are a number of different factors determining the duration of the design process with the main one being project scale and complexity. While it’s difficult to exactly estimate the duration, a schematic level design of a residential building can be done in matter of weeks. Contact us to discuss further details.
  • How much does an architect charge for a project?
    • Project fee is based upon the project type and scale. A percentage fee is usually charged from the overall project budget and the said percentage can vary from approximately 1.5 to 10 percent of the project overall budget.

  • Do I need to pay the whole fee at once?
    • The fee will be collected in different stages.
      An advance fee is charged to officially start the project and the remaining fee will be obtained in 4 to 5 different stages as mutually agreed prior to signing contracts.
      Above mentioned stages are usually schematic design stage, approval obtaining stage, tendering and documentation stage, construction drawing stage and construction overseeing stage. However, payments could be further divided through mutual understanding between the architect and the client. Contact us for further information!
  • What are the deliverables of the architect?
    • We will start with conceptual/schematic designs explained through basic floor plans and 3D imagery.
      We will provide all the necessary drawings for the documents to obtain building approval from the preliminary planning clearance stage (PPC) to the certificate of conformity stage (COC).
      We will also provide a comprehensive and detailed construction drawing set that includes every little detail required for construction and provide necessary monitoring through regular site visits to make sure the said details are implemented at site by the contractor.
      We also provide structural, MEP, and quantity surveying services which are outside the architectural consultation scope and will be separately charged.
  • When does the Architect's service end?
    • The architect will collaborate with you from the point of appointment till the handing over stage of the completed building to make sure everything proceeds accurately and smoothly.
  • What should I have before contacting the architect?
    • Primarily, the idea of your building
